Typically, most real estate firms may run (on all applicants that are over 18 years of age that will be living in the home as a primary residence) a credit/background check and verify your/their last year or so employment/income & residency history. Most rental applications fees run between $25.00 and $55.00 per applicant.

The turnaround time from submitting your application to a REALTOR® and that REALTOR® presenting it to the perspective landlord and getting you an answer is statistically 3-5 days. You can expedite this process by calling your employer & landlord and advising them that the REALTOR® will be giving them a call and that you respectfully ask that they comply as timely as possible.

When submitting your application to the REALTOR® try to have ALL of your information together as opposed to getting it to her/him in pieces. If you collect UC benefits, SSI, or pension, submit a copy of the award letter with your application. If you are self-employed, submit 2-3 years of tax returns with your application. Any information that you can supply to verify the information on your application, only enhances the timely processing of your paperwork. Don’t forget, we need Date of Birth and Social Security #’s to process any application.

Once the application is submitted to the perspective landlord, one of 3 things can happen; your application can be accepted, denied, or countered. A landlord may feel that your application warrants additional questions and a clarification on terms. Today’s landlords are flexible and understand the challenges of the current economy. Remember they need you just as much as you may need them, no owner wants their rental home sitting empty for too long, and you may be the remedy for just that.

Once your application is accepted, a lease is prepared, you provide ALL OF THE MOVE IN MONIES in CASH, M.O., or certified funds to the listing Brokerage Firm. You will normally complete a move-in inspection form so you can disclose the condition of the property when you moved in (this protects your security deposit). Lastly, if the owner decides to use a management company, you will work with them as if they are the landlord. If the landlord is your primary contact, then you will work with him/her directly for such items like monthly rental payments, repair requests, etc…
